General Contractor & Self-Performed Work
Other contractors said it couldn't be done. We added 8 rooftop units and full ductwork above a fully themed 27,600 sq ft nightclub at AREA15, without tearing the theming out, in 12 weeks.

Rooftop structural support for 8 new RTUs, demolition, metal framing, drywall and paint for the electrical room and entry vestibule, with plumbing throughout by Dignity Plumbing, our in-house plumbing company.
Odyssey Manor was turning a former distillery inside AREA15 into a nightclub. To make it work, the space needed eight new rooftop HVAC units and full ductwork running throughout. The problem was everything already in the way. The space was packed with immersive theming, and every route a duct would normally take ran straight through it.
Several contractors looked at the job and told the owner it wasn't possible. We found a way.
Instead of tearing out theming to carry the new units from below, we built the structural support for all eight RTUs on top of the roof. That put the weight where it belonged and kept the space underneath untouched.
From there, our crews fished the mechanical work in and out of the existing theming, routing ductwork through and around it rather than demolishing what the owner had already invested in. It was slow, careful work, and it's the reason the theming is still standing today.
When we opened things up, we found electrical that had been installed incorrectly. We removed it and installed new power properly, so the club opened on a system built to code and built to last.
We handled selective demolition, framed a new electrical room and entry vestibule with light-gauge metal framing, and finished the space with drywall and paint from our own crews. Plumbing was repaired and updated throughout by Dignity Plumbing, our in-house plumbing company, so there was no outside plumber to schedule around.
In 12 weeks, a 27,600 sq ft space that other contractors walked away from had eight new rooftop units, full ductwork, corrected power and new rooms, with the theming that makes Odyssey Manor what it is still in place.
Thomason was the only contractor willing to take this project on. With tight timelines and a ton of unknowns, several contractors told us no. Kenny and his team knocked this difficult project out of the park.
